Our Modus Operandi

Inman Equities, LLC is Private Equity Real Estate Investment Firm focused on the acquisition and operations of quality income-producing multifamily properties within strategic growth markets throughout the Southeast. With a focus on both wealth preservation and capital appreciation, our team of skilled and credentialed professionals offers superior service and extreme attention to detail.

Inman Equities, LLC acquires well-located multifamily properties in primary, secondary and select tertiary markets with sound underlying fundamentals and meaningful growth potential. Through a rigorous value-enhancement program that includes thoughtful renovations, operational improvements and ancillary income development, Inman Equities aims to reposition each asset with the goal of maximizing NOI and elevating its competitive position within each market.

Inman Equities, LLC aligns with like-minded equity partners focused on acquiring investment opportunities in select core, secondary, and tertiary markets often overlooked by larger institutions. Upon identifying qualifying assets, Inman Equities then acts as the lead GP or Co-GP to complete each transaction. Throughout the holding period, the Inman Asset Management team actively oversees management activities of each property through a proven third-party management firm.

Structure

How We Work

Each offering is a Reg D 506c or 506b Offering and that requires us to operate within certain parameters. Scroll through the tabs to the right for an organized overview of each step in the process of investing with us.

Introduction

First step is the introduction of each investment opportunity. Our team will provide you with all necessary deal-level files and information for you to review. Although we conduct thorough underwriting and due-diligence on each asset we make available, it's up to you as an investor to determine the merits of each offering.

At this stage of the introduction we are also available to further discuss our qualifications as an owner/operator. We will make ourselves available for a call or in-person meeting in order to discuss high-level deal specifics.

Review

If the opportunity passes the Introduction stage, it is recommended that you utilize this time to further determine if this opportunity meets your requirements as an investor.

We are available to walk you through the deal-level specifics and answer any questions you have about the opportunity at this stage. At this time the property has been under contract for ~14 days and you typically have ~20 days to decide if the opportunity is right for you.

Due Diligence

Although the preliminary numbers have made sense to this point, our due-diligence process will allow us to further pin-point any unforseen items that may not have been revealed up to this point during our onsite unit-by-unit walkthroughs.

At this stage we are making adjustments for any additional capex that may be required and applying it to the underwriting. We are also available during this period to walk through any of the numbers with you to further discuss the opportunity.

Although the funds are not due at this stage, we are seeking hard-commitments as these deals can typically fill up fast and become oversubscribed. These deals are available on a first-come-first-serve basis.

Funding

Although funding isn't due until the week before closing, we do ask that funding is submitted as early as you are able so we can reserve your position. These opportunities are available on a first-come first-serve basis and once they are fully subscribed the opportunity is closed out.

However, if you miss an opportunity on a specific acquisition we can circle back with you on a future deal. We are an active investment group and keep a full pipeline of opportunities.

Dividends

We pay our investors monthly or quarterly distribtutions, depending on the asset. While most firms only pay out quarterly dividends we prefer additional distributions throughout the year as a way of monitoring financial performance of each asset.

Along with distributions, we also provide property performance summary reports so each investor stays updated on what's happening at the property level and how that compares to the original business plan timeline for each asset as projected in the underwriting.

Lastly, we provide full quarterly reports that provide more detail on overall performance at the property level so we can track the value-add campaign implementaion and where we are alog the trajectory.
